An aluminum storefront door opens hundreds of times a day. Here is what wears out first, and why.
Volume is the whole story
The single fact that explains almost everything about storefront door failure is volume.
A house door might be opened a dozen times a day. A shop door in a reasonable location opens several hundred times a day, every day, and each of those cycles loads the pivots, works the latch, drags the threshold and asks the closer to control a heavy panel of aluminum and glass on its way back.
Residential hardware fitted to that door does not last a year, and it is not because the hardware is defective. It was built for a duty cycle it is not being asked to perform.
Everything that follows - the parts that wear, the alignment that drifts, the closer that gives up - is a consequence of that number. A storefront door is closer to a machine than to a door, and it needs to be thought about the way machines are.
The parts that go first
Failure on these doors is predictable, which is useful, because predictable things can be caught early.
The pivots and the top and bottom arms carry the weight of the door. As they wear, the door begins to sag and rack, and everything else starts to be forced.
The hook bolt and the mortise cylinder take every locking and unlocking. A hook bolt that is being asked to reach a keeper it no longer lines up with wears fast and eventually will not engage at all.
The threshold wears from the traffic across it and from grit dragged in on shoes.
The closer works hardest of all and is the item most often ignored until it fails outright.
Any of these will present to the person holding the key as the lock has stopped working, which is why the lock is so often replaced when the lock was never the problem.
Alignment is usually the real fault
When a storefront door stops locking, the lock is usually fine.
What has happened is that the door has dropped or racked in its frame - the pivots have worn, or the frame has moved - and the hook bolt no longer meets the keeper squarely. The key turns, the bolt throws, and it hits metal instead of entering the slot it is aiming for.
Replacing the cylinder at that point achieves nothing, because the cylinder was never the fault. The new one will do exactly what the old one did.
The test is simple and you can do it yourself. Hold the door firmly closed, lift it very slightly, and try the key. If it locks when you are holding it and will not when you are not, you have an alignment problem, not a lock problem. That single check saves a great many unnecessary cylinders.
What a door closer is actually doing
A door closer is doing three separate jobs, and each has its own adjustment.
Closing speed governs the main sweep from wide open to nearly shut. Set too fast, the door hurtles; too slow and it hangs open in the weather.
Latching speed controls the last part of the travel, where the latch has to be driven home. Too slow and the door rests against the frame without ever latching - which means it is not locked. Too fast and it slams.
Backcheck resists the door being flung open, protecting the closer and the glass on a windy day.
The symptoms map directly onto these. A door that slams has its latching speed too high. A door that stops short and sits ajar has it too low, or has lost fluid. A closer that has started to leak cannot be adjusted back into health and needs replacing.
Panic hardware is a life-safety item
Panic hardware is not a convenience item and it is not optional. It is a life-safety device, it is an inspected item, and it has one job that has to work when nobody is thinking clearly.
An exit device has to release under a push from a person who is frightened and moving fast, possibly in smoke, possibly in a crowd. If yours needs a particular knack - a lift, a shove at the right end, a second push - it has already failed at that job even though it opens perfectly well for staff who know it.
Sticking or binding needs attention on its own terms, not as something to look at next time somebody is in.
And if a fire exit is being chained or propped because of a security worry, that worry has a legitimate answer: alarmed hardware, or delayed egress where it is permitted. Chaining an exit is not one of the options.
Weather, grit and the seasons
These doors behave differently across the year, and the changes are not imaginary.
Aluminum expands and contracts with temperature, which means a door that closes cleanly in July can bind in January, and one adjusted in the cold can go slack in the heat. Closers are affected too - the fluid inside thickens as it gets cold, so a closer set perfectly in warm weather often will not push the door fully shut on the first hard frost.
Grit works into the threshold and the bottom pivot all year and accelerates wear invisibly.
Salt and damp reach the lower part of the door and the bottom arm, which is why corrosion appears at the bottom first.
None of this is avoidable, but it is manageable. A look at the door twice a year, timed for the change of season, catches most of it before it becomes a call from a shop that cannot open.
What a failure actually costs a business
The repair is rarely the expensive part. The trading is.
A door that will not lock at closing time means somebody stays on the premises until it is dealt with, or the stock does not stay where you left it. That is an evening nobody planned and a wage nobody budgeted.
A door that will not open in the morning is worse, because it is measured in customers. People arriving at a shop that is shut do not wait; they go to the one that is open, and some of them do not come back.
Set against that, the cost of looking at a door that has started to feel wrong is small and predictable. That is the actual argument for maintenance on a commercial door - not that the hardware lasts longer, though it does, but that the failure does not happen during trading hours on a day you needed.
What to check before you call
Before calling anyone, a business owner can run through this in the time it takes to lock up, and the answers make the call far more useful.
Does the key turn freely when you hold the door closed by hand? If it does, the door is out of alignment rather than the lock being at fault.
Is there daylight at the top or bottom of the door where there did not used to be? That is the door dropping.
Does the door close fully on its own, every time, without being pushed? If not, the closer needs attention - and on a fire door that is a compliance matter as well as a nuisance.
Does the handle or bar feel different from how it felt six months ago?
Does anything grind, catch or scrape as it swings?
Answering those five turns a vague description into a specific one, which usually means the right parts arrive on the first visit.
